Multi-Storey Residential Building — Three Outputs, One Capture

The situation

A multi-storey residential building needed to serve three different downstream uses at once: a lightweight reference for early-stage visualization, a coordination-grade surface model, and a dimensioned massing model — three different teams, three different tools, none of them willing to pay for detail they didn't need.

The approach

Rather than re-scanning for each use case, we captured the building once and processed the same registered point cloud three ways: a decimated visualization mesh, a cleaned coordination surface, and a massing-level BIM model with dimension lines. This is the Need-LOD philosophy in its most literal form — one capture, three levels of detail, no accuracy lost between them because they all trace back to the same source data.

The outcome

Each team got exactly the format its workflow needed, from a single site visit — no second mobilization, no re-registration, no drift between the three deliverables.

Questions about this project

Why process one capture three different ways instead of scanning three times?
Re-scanning for each team would have meant three separate site visits and three separate registrations, each with its own margin for drift — processing one registered point cloud three ways keeps every deliverable traceable back to the exact same accurate source.
Did any of the three teams get a lower-quality result because they shared a single capture?
No — each output (mesh, coordination surface, massing BIM) was processed to the tier that use case actually needed; sharing the capture affected cost and speed, not accuracy.
How long did the whole project take, from capture to all three deliverables?
The site capture itself was a single visit; the three processing tracks ran in parallel afterward rather than sequentially, which is what kept the combined turnaround close to a single-deliverable project.
Can this one-capture, multiple-output approach work on a smaller building too?
Yes — the approach scales down as easily as up; even a single-building project benefits if more than one team needs a different format from it.
What happens if a fourth team needs a different format later?
The registered point cloud is retained, so a fourth output can typically be processed from the same original capture without remobilizing.
